Post Construction

TPG coordinates with the client and/or landlord and the team to arrange move-in and occupancy. Large scale projects are often developed in phases requiring careful coordination to avoid any down time for the occupants.

When appropriate, appoint a move consultant/contractor with the responsibility of identifying the move requirements of each business unit, including staff, phasing, and IT/telecom setup. Assist the client the procurement of such services including reviewing proposals, establishing scopes, identifying staffing and skill requirements, and supervising the actual move management process.

Coordinate closely with move consultant/contractor and internal business units and external service providers (e.g., IT and telecom, FF&E) to identify their roles and responsibilities and ensure that those tasks can be accommodated by the appropriate time and noted on the project schedule.

Assist the client in the development of a move action item list, identifying all required actions to be taken before, during, and immediately after the move and coordinate with and supervise the move consultant/contractor on each task. The move action item list will be cross referenced with the master project schedule to verify if tasks must be accomplished prior to the handover date and/or impact the project.

TPG oversees and monitors preparation and completion of substantial and final completion documentation by the architect and contractor, including punch lists, commissioning of equipment, operating manuals, warranties and as-built documents.

TPG mediates and resolves post-occupancy issues relating to design and construction with the team.  Because design and construction can take many years to complete, we assist our clients with post-occupancy changes and upgrades to meet revised occupancy needs and new technology demands.

With the appropriate consultants, establish procedures, and manage the commissioning of all services. Coordinate the activities of the client support services, such as furniture installers and equipment connections. Monitor commissioning and turn-over of the project areas.

TPG will manage and assist the client in creating an exit strategy from their existing space(s) including but not limited to decommissioning, recycling, repurposing and disposal of assets. TPG will help evaluate costs, timelines and feasability of restoring the former space to pre occupancy design.
